In the aftermath of Hurricane Ian's upheaval last year, Sarasota's real estate market has shown remarkable resilience, according to the most recent statistics. The data reveals a significant uptick in finalized transactions compared to the same period last year, even as property values have remained largely consistent.

Sales Momentum Continues

The North Port-Sarasota-Bradenton Metropolitan Statistical Area (MSA) witnessed a surge in completed transactions this September. The finalized sales numbered 1,770, marking a 40.1% year-over-year growth. Interestingly, this figure is nearly identical to the sales volume recorded in the preceding two months, showing a stable trend.

Price Points

While the median price of single-family residences in Sarasota dipped slightly by 0.7% to $494,000, Manatee County saw a 2.6% reduction to $503,495. The condominium sector presented a varied picture: Sarasota experienced a 1.1% decline to a median of $395,750, whereas Manatee County saw a 3.9% rise to $350,000.

Inventory Levels on the Rise

As of the end of September, the MSA had 5,886 active listings, a 35.4% year-over-year increase and a 7% month-over-month uptick. The single-family home sector reported 3,920 active listings, while the condominium market had 1,966.

Supply Dynamics

Sarasota County led the region in terms of inventory supply, boasting a 3.5-month supply for single-family homes and a 3.8-month supply for condominiums. In Manatee County, the supply for single-family homes stood at a 2.9-month supply, and condos at a 3.3-month supply.

New Listings and Pending Sales: A Balanced Act

The MSA reported 2,214 new listings for both property types, a slight month-over-month decline. Pending sales, however, showed a positive year-over-year growth, particularly in Sarasota, where single-family homes and condos saw an increase of 8.2% and 7.1%, respectively.

In summary, Sarasota's real estate market is displaying a robust equilibrium between new listings and sales, contributing to a gradual increase in inventory levels. Despite minor fluctuations, the market remains stable and continues to attract both buyers and sellers.

Go House Hunting 

Once you’ve found your agent, you’ll finally be ready to start the most exciting part of the process: house hunting! Before you dive into listings, it’s a good idea to make a list of your needs, wants, and ideals. Your needs are the things your new house absolutely has to have, your wants are the non-critical elements that are important to you, and your ideals are the bonus features that would be fun to have. Be sure to communicate all important criteria to your Realtor.

You discuss the offer with your agent, and then he or she will draw up the contract, get your signature(s), and send it over to the listing agent for presentation to the sellers.

Many buyers prefer to make an initial offer that’s somewhat lower than the list price. However, you don’t want to make an offer that’s so low that it will be rejected rather than negotiated. Work with your agent to decide an appropriate initial offer based on the listing price, recent comparable sales, and the amount of time the home has been on the market. 

Get Inspections

Once you and the seller agree on a sale price, you’ll need to get your potential new home inspected. While not required this is a very important step. A good inspection can reveal problems that you might not have known about until long after closing day.

If possible you should attend the home inspeciton so that you can see any potential problems with your own eyes. After the inspection report is in, if there are any serious issues with plumbing, structure, electricity or HVAC there may, depending on the contract, be another round of negotiations with the seller. You may ask them to fix some of the issues that came up during the inspection, and they might choose to fix them or counter by offering to drop the sale price somewhat.

Get Final Approval and Close 

Once all the inspection negotiations are done, you’ll be in the final stage of the home buying process. You’ll need to get final approval from your mortgage lender, and then you’ll be ready to set a closing date. A title insurance company or attorney's office will handle all details of the transaction, including drawing up the deed and registering the sale with the county. On closing day, you and the seller will sign all the paperwork, transferring ownership of the home to you and locking you into your mortgage.
